How much does a buyer's agent cost?

Buyer's agent fees vary depending on the scope of service and the property price. Typically they charge a fixed fee or a percentage of the purchase price. Our recommended agents offer a free initial consultation for AGS clients, and provide a clear fee structure upfront before any engagement. In most cases the savings achieved through negotiation significantly exceed the fee.

Can my SMSF use a buyer's agent to purchase property?

Yes — and this is where the AGS integrated model adds most value. Purchasing property within an SMSF via a Limited Recourse Borrowing Arrangement (LRBA) requires coordinated advice across financial planning, accounting and mortgage broking. Our buyer's agent panel is experienced with SMSF purchases, and our internal team handles the advisory, compliance and lending components.

Do buyer's agents only help investors, or home buyers too?

Both. While our panel has a strong track record with investors, buyer's agents are equally valuable for home buyers — particularly those upgrading, relocating, or purchasing in an unfamiliar market. Our relationships have been built over many years and are based on results, not referral arrangements. We do not partner with buyer's agents who pay us to recommend them.

Can I work with a buyer's agent if I'm in a different city to the property?

Yes — and this is one of the primary reasons interstate and overseas buyers use our panel. Our buyer's agents conduct inspections, due diligence and negotiations on your behalf. You can purchase in Sydney from Melbourne, or in Brisbane from overseas, with confidence that a trusted local expert is on the ground for you.

What if I already have a financial planner, accountant or broker I want to keep?

That's no problem. You can engage AGS purely to access our buyer's agent panel and keep your existing professionals — we'll coordinate with them (with your permission) so the purchase structure, lending and tax position still work together. The integrated approach works whether the rest of your team sits inside AGS or outside.
