— Why a broker?

One bank gives you
one option.

When you go directly to a bank, you get that bank's products — assessed against that bank's criteria. A mortgage broker works differently.

Going direct to a bank

  • Limited to one lender's product range
  • No comparison — you don't know if the rate is competitive
  • The banker works for the bank, not you
  • Your mortgage is not coordinated with your financial plan
  • No ongoing review when rates change

Working with an AGS mortgage broker

  • Access to a large panel of lenders and hundreds of loan options
  • Objective comparison — we find the right structure for your needs
  • We work for you, not the lender
  • Your mortgage is coordinated with your financial plan, accounting and super strategy
  • Ongoing reviews to keep your loan competitive as rates and circumstances change

— What we help with

Every stage of your
property journey.

First home buyers

Navigating your first purchase — from understanding borrowing capacity to first home buyer grants and schemes. We make the process clear and straightforward.

Upgrading or moving

Bridging loans, simultaneous settlement, timing your sale and purchase — we structure the finance around your move so it's as seamless as possible.

Investment property

Interest-only loans, offset structures, SMSF borrowing (LRBA) — your investment loan is structured to fit your tax position and wealth strategy.

Refinancing

If you've had your loan for more than two years, there's a good chance the market has moved. A free review often reveals thousands in potential savings.

Construction & renovation

Progress payment structures, land loans and construction finance — managed through each stage of your build or renovation.

Debt consolidation

Restructuring multiple debts into a single, lower-rate facility — with a plan to pay it down efficiently as part of your broader financial strategy.

AGS Mortgage Broking — the right path forward

— The AGS difference

Your mortgage
fits your plan.

Banks and standalone mortgage brokers see your loan in isolation. At AGS, your mortgage broker sits alongside your financial planner and accountant. That means your loan structure is designed around your investment strategy, your contribution strategy and your long-term wealth goals — not just today's rate.

Whether it's structuring an investment loan for tax efficiency, coordinating an LRBA for your SMSF property purchase, or timing your refinance around a planned retirement — your mortgage is part of your plan, not a separate decision.

"From the start you were very accommodating, making the process very painless for me… I was impressed with your follow-up and persistence, and how you kept me constantly updated. It was a great team effort."

— Stephen Bradley, mortgage client

"Tristen went above and beyond for my partner and I… always providing good options for our specific needs. Clear and speedy responses to any questions. Would definitely recommend."

— Alex Dumbrell, first home buyer

— How it works

Simple from start
to settlement.

  1. Free home loan review

A no-obligation 30-minute conversation. We understand your situation, your goals and your borrowing capacity — and explain your options clearly.

  2. Loan comparison & recommendation

We search across our lender panel for the right structure and rate. We present a clear recommendation with the reasoning behind it — no jargon.

  3. Application & approval

We handle the paperwork, liaise with the lender and keep you updated at every stage. Most clients find this the most stress-free part of the process.

  4. Settlement

We coordinate with your conveyancer, the lender and the other party to ensure everything settles smoothly and on time.

  5. Ongoing review

We monitor your loan and alert you when the market moves enough to make switching worthwhile. Your mortgage should stay as competitive as the day you took it out.

Does using a mortgage broker cost me more?

No — mortgage brokers are typically paid a commission by the lender when your loan settles. There is generally no cost to you for our service. We disclose commissions upfront and transparently, and our recommendation is always based on your best interest, not commission size.

How many lenders do you work with?

We work with a large panel of lenders including major banks, second-tier lenders and specialist lenders. This gives you access to a much wider range of products and rates than any single bank can offer.

Can you help if I've been declined by a bank?

Often, yes. Different lenders assess applications differently, and a decline from one lender doesn't mean you can't borrow. We understand which lenders suit which situations and can often find a path that a bank can't see from inside their own product range.

Can my SMSF borrow to buy property?

Yes — via a Limited Recourse Borrowing Arrangement (LRBA). This is a complex structure with specific rules, and it works best when your AGS mortgage broker, financial planner and accountant are all involved in structuring it. See our SMSF page for more detail.

What if I already have a financial planner or accountant I want to keep?

That's no problem. You can engage AGS purely for mortgage broking and keep your existing planner or accountant — we'll coordinate with them directly (with your permission) so your loan structure aligns with your tax position and broader financial plan. The integrated approach works whether your other professionals sit inside AGS or outside.

How long does a home loan application take?

From application to approval typically takes 2–6 weeks depending on the lender and the complexity of your situation. We will give you a realistic timeline upfront and keep you informed throughout.
