— Debt recycling in Brisbane
A tax-effective strategy for Queensland clients.
Debt recycling turns the non-deductible interest on your home loan into deductible interest on an investment loan, while paying the home loan down faster. Total debt stays flat; the tax composition and long-term wealth impact of that debt change.
For a Brisbane professional or business owner with real home equity, surplus income and a decade or more of investment horizon, it is one of the most tax-effective wealth strategies available. The catch is that it only works if the cashflow, insurance, investment horizon and risk comfort all stack up. The strategy has to be built around all of them, not just the tax angle.
AGS advises from our Newstead office in the Gasworks precinct, with financial planning and mortgage broking coordinated directly. That integration is where debt-recycling execution most often goes wrong, so we handle it in-house rather than leaving you to coordinate three firms.
— What we do
How we help What the strategy involves
Strategy design
Modelling the after-tax outcome, target loan split, contribution pace and investment mix that fits your goals and risk position.
Learn more →Loan structuring
Refinancing into a principal-and-interest home loan plus a separate investment loan, with the right lender and terms for a Queensland borrower.
Learn more →Investment plan
Choosing the investment vehicle and asset allocation so the borrowed funds actually work toward your longer-term goals.
Learn more →Risk cover review
Reviewing life, TPD and income protection so a health event doesn't unwind the strategy. The most overlooked leg of a debt-recycling plan.
Learn more →Tax coordination
Setting up so the interest deductions are cleanly claimable each year, coordinated between your AGS planner, accountant and broker.
Learn more →Long-term integration
Building debt recycling into the broader retirement plan, including how the portfolio transitions into retirement income.

Debt recycling in Brisbane.
The strategy tends to suit Brisbane clients who have built equity in an inner-north or riverside home, earn a professional or business income, and have a decade or more before retirement. We advise clients from Newstead, New Farm, Fortitude Valley, Teneriffe, Hamilton, Ascot, Bulimba and across South East Queensland, in person or by phone and video.
Debt recycling doesn't suit everyone. If your cashflow is already tight, or your income protection and life cover are thin, borrowing against the home to invest adds risk. Same if you might sell up in a few years — you need time in the market for the strategy to pay off, and a short horizon doesn't give you that. Plenty of people are better off paying the loan down the ordinary way, and we'll tell you when that's you.

Is debt recycling actually a good idea for me?
It comes down to four things: your marginal tax rate, your surplus cashflow, your investment horizon, and your risk comfort. For a Brisbane professional with real home equity and at least a decade before retirement, the numbers often work. When cashflow is tight, risk cover is thin, or the horizon is short, they usually don't. The first free discussion is where that question gets answered specifically for you.
Do I have to invest in shares, or can I invest in property?
Debt recycling is about how the interest on your borrowing is treated for tax, not what you invest in. You can debt recycle into shares, managed funds, an investment property, or a mix. Investment property adds specific risks (concentration, illiquidity, tenants, maintenance) that a diversified portfolio does not. Different lenders view each purpose differently. Our Brisbane team advises on either approach and helps you decide which fits.
Can AGS handle both the loan and the investment side?
Yes. AGS brings financial planning, mortgage broking and accounting together under one roof, so from the split-loan structure through the investment plan and the tax treatment, one team handles it. For Brisbane clients the planning sits in our Newstead office; the broking team works remotely and directly with your local planner.
What are the risks?
The main risks are investment loss (borrowed funds still need to be repaid), interest-rate rises tightening cashflow, tax-rule change reducing the deduction's value, and a health or job event interrupting income. Each has to be planned around. Insurance review, cashflow buffer sizing and a realistic horizon are the standard safeguards we work through with each client.
