— Debt recycling in North Sydney
A strategy that suits North Shore clients.
Debt recycling is one of the most tax-effective wealth strategies available to Australians with a home loan, meaningful surplus income, and a long enough runway to invest. It converts the non-deductible interest on your mortgage into deductible interest on an investment loan, while paying down your original home loan faster.
It's a natural fit for the lower North Shore, where established home equity and higher marginal tax rates combine to make the after-tax benefit real. Done well, it accelerates your wealth without increasing your total debt. Done poorly, it exposes you to investment loss, cashflow strain and tax risk.
Because AGS brings financial planning and mortgage broking together under one roof, your North Sydney planner and broker structure the strategy jointly, from the split-loan set-up through to the investment plan and the ongoing loan reviews.

Debt recycling on the North Shore.
Established equity in a lower North Shore home, a professional or business income, and enough runway to hold investments for at least seven to ten years is often the profile where debt recycling pays back most. We advise clients across Mosman, Cremorne, Neutral Bay, Kirribilli, Wollstonecraft, Waverton, St Leonards, Crows Nest, Chatswood and Lane Cove.
Debt recycling doesn't suit everyone. If your cashflow is tight, or your risk cover is thin, borrowing against the home to invest adds risk you may not want. A short investment horizon rules it out too, because the strategy needs years in the market to work. The North Sydney team has kept clients for decades by saying so when a simpler approach is the better call.

Is debt recycling actually a good idea for me?
It depends on four things: your marginal tax rate, your surplus cashflow, your investment horizon and your risk comfort. For a North Shore professional with established home equity and at least a decade before retirement, the numbers often work. For someone with tight cashflow, thin risk cover, or a short horizon, they don't. Our first discussion answers that question specifically for you before any strategy is designed.
How is debt recycling different from just buying an investment property?
Debt recycling is about how the interest on your borrowing is treated for tax, not what you invest in. You can debt recycle into shares, managed funds or an investment property, or a mix. Investment property adds property-specific risks (concentration, illiquidity, tenants, maintenance) that a diversified investment portfolio does not. We advise on both and help you decide which suits your position.
Can you handle both the loan and the investment side?
Yes, and this is where AGS is set up differently. Our North Sydney office houses the planners, the mortgage brokers and the accountants who all need to work together for debt recycling to run smoothly. There is no coordinating between three separate firms; the split-loan structure, the investment plan and the tax treatment are all handled by one team.
What are the risks?
The main risks are investment loss (borrowed funds still need to be repaid even if the investment falls in value), interest-rate rises tightening cashflow, tax-rule changes reducing the deduction's value, and a health or job event interrupting your income. Those risks don't rule out the strategy but they do have to be planned around. Insurance review, cashflow buffer sizing and a realistic investment horizon are the standard safeguards we work through with each client.
